1. UP RERA registrationConfirm the project’s registration number on up-rera.in and check that the registered layout, area and completion date match what you are told.
2. Agent registrationAsk any advisor for their UP RERA agent registration number. Ours is shown in the footer of every page.
3. Land title and ownershipAsk for the title chain, khatauni / revenue records and confirmation that the land is free of encumbrances.
4. Land-use and layout approvalConfirm the land is approved for residential use and that the layout plan is sanctioned by the competent authority.
5. The exact plotCheck the plot number, dimensions, facing and road width on the approved layout — and see it on the ground.
6. Price and chargesGet the total cost in writing: base price, development or preferential charges, registration and stamp duty, and any maintenance.
7. Payment scheduleUnderstand what is due when, to whom, and what happens if the schedule changes. Pay only to the developer’s official account.
8. Agreement for saleRead it fully before paying more than the booking amount; have a lawyer review it.
9. TimelinesNote the possession or registration date committed in the agreement and on RERA.
10. Infrastructure on siteSee for yourself the roads, drainage, power and water arrangements, not only the brochure.
